Questions, answered
Is there any cost or obligation to sign up for listing alerts?
No. Listing alerts are free and you can unsubscribe at any time. Signing up doesn't commit you to anything.
How does buyer's agent compensation work?
Before you tour homes together, you'll sign a written buyer agreement that states the services provided and how the agent is paid. Compensation is negotiable. In some sales the seller agrees to cover some or all of it; in others the buyer pays part or all of it. I'll walk you through your options before you sign anything.
Do I need flood insurance to buy near the beach?
It depends on the property's flood zone and your lender. Lenders typically require flood insurance for homes in high-risk zones, and many buyers choose it elsewhere too. Wind and hail coverage is another key cost along the coast. Getting insurance quotes early, ideally before your inspection period ends, helps you compare the real monthly cost of each home.
What should I know about HOA and condo fees?
Fees vary widely by community and building. Ask what the fee covers (insurance, water, cable, amenities), whether there are reserves for future repairs, and whether any special assessments are planned. Review the HOA documents before your due diligence period ends.
Can I rent out a condo or home I buy?
Rental rules depend on city or county zoning and on each HOA or condo association. Some allow short-term rentals, some only long-term leases, and some restrict rentals. Confirm the rules in writing for any specific property before you buy, and talk with a local tax professional about rental income.
I'm interested in new construction. Should I bring my own agent?
Many buyers do. The builder's sales staff represent the builder. Many builders require your agent to come with you on your first visit or to be registered at that time, so reach out before you visit a model home.
I'm moving from out of state. Can I buy without being there?
Yes, many buyers do. Live video tours, digital signatures and remote closing options make it possible to handle much of the process from a distance. An in-person visit or a trusted local inspector is still recommended for final checks.
How quickly will I hear back?
I'll follow up by phone, text or email after you submit the form. Need help sooner? Call or text 843-655-5470.
